Jill Witte Coastal Real Estate Newsletter | May 2026

As we move further into spring along the coast, there’s been a lot happening both locally and across the California housing market. Last week, I had the opportunity to spend time in Sacramento during Legislative Week with the California Association of Realtors, which gave me an even deeper appreciation for how much work happens behind the scenes to shape housing and homeownership throughout our state.

Experiences like that are a good reminder that real estate is about more than transactions. It’s about people, communities, and staying connected to the issues that impact all of us here in Coastal Orange County.

In this month’s newsletter, I’m sharing a few market updates, local events, lifestyle highlights, and some exciting activities happening across our coastal communities as we head into the busy summer season.

Coastal Orange County Real Estate Market Update
May 2026

Hello, coastal lovers! Whether you’re looking for a dream beachfront home or planning to sell in this competitive market, knowing where the Orange County real estate market stands is essential.

Each of our stunning coastal communities, including Laguna Beach, Newport Beach, Corona Del Mar, Laguna Niguel, Dana Point, and San Juan Capistrano, has its own unique market trends. Let’s dive into what’s happening in May 2026 and what it means for buyers and sellers.

A Look Inside California Housing Policy

Last week, I had the opportunity to spend time in Sacramento for Legislative Week with the California Association of Realtors, getting a firsthand look at the work happening behind the scenes to shape housing policy across our state.

We met directly with state legislators to discuss the bills impacting housing, property ownership, affordability, and the future of real estate in California. With more than 2,000 bills introduced this year and over half relating in some way to housing and real estate, it really highlights how important these conversations are and why the California Association of Realtors continues to play such an active role in the legislative process.

What was especially interesting was seeing how much collaboration happens between Realtors, lawmakers, and local communities. These decisions affect all of us, whether you currently own a home, hope to buy one someday, or simply care about the future of California neighborhoods and housing opportunities.

I’ve always believed being a good Realtor means more than helping clients buy or sell homes. It also means staying informed, involved, and advocating for policies that support homeowners, property rights, and healthy communities.

It was a valuable experience and inspiring to see how much effort goes into moving these bills forward and making sure the voices of homeowners, property owners, and local communities are represented.

The latest real estate trends for Laguna Beach, Newport Beach, Corona Del Mar, Laguna Niguel, Dana Point, and San Juan Capistrano are in! Whether you’re looking to buy, sell, or invest, understanding the market is key to making confident decisions.

BBest Things To Do in San Juan Capistrano

Orange County may be known for its beaches and mouse-themed amusement parks, but there is also a rich history to explore. This past Saturday, I visited the historic San Juan Capistrano, known for its mission and the swallows that arrive every March. There’s a lot more to this city than the mission though, including a lively dining scene and a scenic walk through a street that is located in California’s oldest neighborhood.

Did you know I host a weekly radio show right here in our coastal backyard? Every Tuesday at 8AM, I join the amazing Ed Steinfeld on Voice of Laguna for “Real Talk”—a live real estate segment where we dive into everything from market trends to neighborhood gems, and all the must-know updates for anyone living, buying, or selling in beautiful Laguna Beach and beyond.

It’s a true joy to share what I know with the community I love. Whether you're a longtime local or just dreaming of life by the coast, tune in for insider tips, candid conversations, and a fresh take on coastal living.

🎧 Listen live at voiceoflaguna.com or catch the replay, because real estate should be real, approachable, and fun!

Big thanks to Ed and the Voice of Laguna team for giving local voices a platform that keeps our community connected and informed. I’m honored to be part of it every week!

💥 And if you’re loving the soundtrack to Laguna’s legendary fireworks, you’ve got Ed to thank for that too—he curates the music for our 4th of July show and always delivers the perfect blend of heart and hometown pride.
