Let’s break down the latest insights for Laguna Beach, Newport Beach, Corona Del Mar, Dana Point, Laguna Niguel, and San Juan Capistrano, using data from Altos Research.

Laguna Beach, CA Market Update
Median List Price: $5,345,000
Market Action Index (MAI): 29 – Slight Buyer's Advantage
Inventory: 130

This week the median list price for Laguna Beach, CA is $5,345,000 with the market action index hovering around 29. This is about the same as last month's market action index of 29. Inventory has decreased to 130.

The Market Action Index has been trending lower for several weeks while prices have remained relatively stable. If inventory continues to grow relative to demand however, it is likely that we will see downward pressure on pricing.

Newport Beach, CA Market Update
Median List Price: $6,439,999
Market Action Index (MAI): 33 – Slight Seller’s Advantage
Inventory: 160


This week the median list price for Newport Beach, CA is $6,439,999 with the market action index hovering around 33. This is about the same as last month's market action index of 33. Inventory has decreased to 160.

In terms of supply and demand, the market is getting cooler - more supply is coming on the market relative to the sales demand. However, in recent weeks prices have been moving higher. Since it is technically a Buyer's market, this price trend may be a result of improved quality (newer, larger homes) of the homes being listed. Look at the descriptive statistics where you may notice the homes being listed are larger and younger than they have been in the past.

This week the median list price for Corona Del Mar, CA is $7,745,000 with the market action index hovering around 37. This is less than last month's market action index of 40. Inventory has decreased to 46.

The Market Action Index has been trending lower for several weeks while prices have remained relatively stable. If inventory continues to grow relative to demand however, it is likely that we will see downward pressure on pricing.

This week the median list price for Laguna Niguel, CA is $1,895,000 with the market action index hovering around 41. This is less than last month's market action index of 42. Inventory has decreased to 88.

The market has been cooling over time and prices plateaued for a while. Despite the consistent decrease in MAI, we’re in the Seller’s zone. Watch for changes in MAI. If the MAI resumes its climb, prices will likely follow suit. If the MAI drops consistently or falls into the Buyer’s zone, watch for downward pressure on prices.

The market has been consistently cool for several weeks. Demand level are low relative to the available inventory. It's a Buyer's market and prices continue to fall. Look for a persistent shift in Market Action before prices plateau or begin to rise again.

Inventory: 56

This week the median list price for San Juan Capistrano, CA is $2,769,750 with the market action index hovering around 40. This is about the same as last month's market action index of 40. Inventory has held steady at or around 56.

Market conditions have been consistently cooling in the past several weeks. Because we’re still in the Seller’s zone, prices have not yet begun to drop. It may take a few more weeks of slack demand for prices to reflect and begin to fall. Expect prices to fall if the index persistently falls to the Buyer’s zone.
